Everything on this site is general information from an investor who does this work. It is not legal, tax or financial advice. Use the tools to think a deal through, then check the numbers with your own professionals.
Who runs this site
This site is run by Robert T. Szigeti through RS Global Enterprises LLC, Palm Coast, Florida. Using the site means you agree to these terms.
Not advice
The pages, calculators, guides and calls on this site share how I look at real estate. They are not legal, tax, financial or investment advice, and they do not create a client relationship with a lawyer, accountant or advisor.
Every property and every situation is different. Before you buy, sell or sign anything, talk to a licensed attorney, a CPA and your lender.
When I make an offer
When I make an offer on a property, I am the buyer. I am acting for myself, not as your agent. You are always free to have your own agent or attorney review any offer or contract before you sign it.
Calculators and digital tools
- The free calculators give estimates based on the numbers you enter. Results are only as good as those numbers, and I cannot promise any result.
- Paid tools are sold and delivered through Gumroad.
- Refunds: if a paid tool is not right for you, email me within 14 days of purchase and I will refund it.
- Each tool is licensed for your own use. Please do not resell or share the files.
The one-hour deal review ($250)
- A paid call where we go through a deal together. It is one investor’s opinion, not an appraisal, inspection or professional advice.
- Cancel at least 24 hours before the call for a full refund.
- Cancel with less notice and you can reschedule once.
Sending me a deal
- When you send me a property, I look at it and get back to you. Sending one does not create an agreement or promise that I will buy it or pay anything.
- Any payment for a deal you bring me, such as a finder’s fee, is only owed once we agree on it in writing.
- Only send properties you have the right to share.
What you send me
Recordings, messages and forms you send stay private and are handled as described in the Privacy Policy. Please do not send passwords, bank details or Social Security numbers through the site.
Links to other sites
Some pages link to other sites and services, such as Calendly, Gumroad and the App Store. I do not control those sites, and their own terms apply there.
Limits
The site and the tools are provided as they are. To the fullest extent the law allows, RS Global Enterprises LLC is not responsible for losses that come from relying on information or estimates from this site.
If I am ever found responsible, my responsibility is limited to what you paid me for the tool or call involved.
Florida law
These terms are governed by Florida law. Any dispute will be handled in the courts of Flagler County, Florida.
Changes
If these terms change, the new version goes on this page with a new date at the top.
