That’s the typical Palm Coast house right now, from listing to sold, according to Redfin’s August 2026 numbers. But the average isn’t your house. What matters is how long houses like yours, in your price range and your section, are actually taking. Some go in two weeks. Some sit for months. Here’s what decides which one you are, and what the wait costs you either way.
Priced against homes that actually sold nearby, it moves. Priced against what the neighbor is asking, or what you paid, it sits. Palm Coast homes are selling at about 97.6 percent of asking right now, so buyers are not paying a premium for hope.
If there’s a new community a few minutes away at almost the same price, with the builder paying part of the buyer’s loan, your house is being measured against it. That alone can add months. I wrote about it here: Why is my house not selling?
Carpet, bright paint, an old bathroom. None of it is broken, but a buyer comparing you to a new build notices all of it, and it slows everything down.
Palm Coast isn’t one market. A three bedroom under $300,000 and a four bedroom at $400,000 can move at completely different speeds. Ask your agent how long homes like yours took, not the citywide number.
Here’s what I tell every seller: the first two weeks tell you almost everything. That’s when the most buyers see a new listing. If people are coming through and asking for second looks, you’re on track. If very few come, or nobody comes back, the market is already answering you.
Don’t wait four months to find that out. Look at the showings and the feedback at the two week mark, and decide then: a price change, a small fix, or a different way to sell. Every month you wait to decide is a month you pay for.
Most sellers only look at the price. The monthly cost of holding the house is the part nobody adds up. Here’s an example, with round numbers.
You have more choices than waiting and hoping. It depends on how much time you have, how much money you can put in, and what you need out of it.
Not a thousand dollars at a time. One real change, against the homes that actually sold, so the listing gets a fresh look. Small cuts every few weeks just tell buyers to wait.
Neutral paint, new flooring where there’s carpet, a shower where there’s only a tub. The few things buyers keep mentioning. A few thousand dollars in the right places can take months off.
A four bedroom in Palm Coast can rent for around $2,000 a month, which can cover the holding cost instead of adding to it. But be honest with yourself: tenants and repairs are a job, and some owners just don’t want it.
If the house is paid off or close to it, you can sell at a full price and let the buyer pay you over time, with money down and a monthly payment. You get your price, and the payments come to you instead of going to a bank. I lay out all three, listing it, a cash offer, or terms, with the numbers side by side. Which one is right is your decision.
