For Capital Partners, Lenders & JV

What do you have?
What do you need?

I've built a business on those two questions. Most people answer the first one and skip the second. So here are both of mine.

Tell me yours

What I have

This is what I'm actually good at. Not a services menu, the things I'd bet my own money on, and do.

01

Relationships. This is the whole thing.

Agents and brokers, mostly. It's what I'm actually good at and it's why deals reach me at all. I'm the call an agent makes when a listing won't close and they don't know who else to ask, and I've earned that by being useful to people who owed me nothing.

02

Deal flow others can't reach

Sellers who are behind, underwater, or in a house no lender will fund. These don't show up on the MLS as opportunities, they show up as failures, and most buyers walk right past them.

03

Creative structuring

Subject-to, seller financing, novation. When the payoff is bigger than what any cash buyer can pay, a conventional offer is dead on arrival, and a structured one isn't. Single-family, flips and rentals. That's the gap I work in.

04

Operating experience

Fix-and-flip through my flip partnership. Long-term rentals, mid-term, and short-term / Airbnb. I've run all of it and eaten the surprises that come with each.

05

A network, and the will to use it

Contractors, lenders, attorneys who close creative deals daily, agents in three states. Half of what I do is connecting two people who each hold the other's missing piece, often with nothing in it for me.

06

The discipline to say no

I pass on most of what I see. I've walked away from deals I wanted because the arrears plus the repairs plus the debt added up to more than the property could carry. Saying no is a judgment call, and it's one I make quickly.

A partnership

QualiFind

I'm a partner in QualiFind. It connects contractors with experienced licensed construction qualifiers, starting in Florida, so a contractor who can't pull permits yet can still take the job.

What I need

The part most people leave off their website.

Motivated leads. Always.

This is the one I never have enough of. A seller who actually wants to sell and has a reason to. If you're an agent, a wholesaler, a bird dog or a neighbor who heard something, send it to me. If it fits my buy box, I'll buy it. If it doesn't, I'll tell you fast.

A home in Charlotte, North Carolina.

For me to live in, my primary home. It has to be creative: subject-to, seller financing or another structure that isn't a bank loan. If you know a seller in the Charlotte area who's open to that, I'd like to hear about it.

Also

Capital partners

Deals I've found and structured but can't fund alone. You see every number I see, before either of us commits a dollar. If the deal is thin, I'll say so before you ask.

Also

Private lenders

Secured, first-position, on projects with a clear exit and a real margin. Conservative ARV, honest repair numbers, no deal that only works on the upside. If it needs the best case to pencil, it isn't a deal, it's a bet with your money.

Also

A cash buyer list outside my own circle

Long-term hold buyers. People who actually close, not people who talk about closing. If you buy and hold in Florida, the Carolinas or Arizona, I want to know your buy box, and I'll bring you deals whether or not I'm in them.

And if you're just getting started

Fix-and-flip is the thing I love most and I'll talk about it for an hour without noticing. So here's exactly how this works, said plainly, because I've spent years not saying it and it hasn't served anybody, least of all the people I was trying to help.

The first conversation is free. Always. Fifteen minutes, we get to know each other, you ask what's actually on your mind. You're staring at a deal and can't tell if it's good or if you just want it to be. A contractor's number smells wrong. You have money and no idea where to start. Ask. No charge, no pitch, and you owe me nothing afterward.

Want the basics before we talk? I wrote out how the money on a first flip actually works: what to know before you spend a dollar, how hard money works, what lenders want when you have no experience, and two real closings, line by line. Your First Flip: How the Money Actually Works.

A question is free. Real work on your deal is a partnership.

If you've got a live deal and you need me in it, let's JV. That's usually the right answer and it's the one I'd rather have. You bring the deal, I bring what I bring, and I take a piece of the outcome instead of a fee. I only make money if you do. That's a cleaner arrangement than any invoice, and it means my advice costs you nothing if I turn out to be wrong.

And when a JV doesn't fit: you don't want a partner, or it isn't that kind of deal, then it's a working session. An hour or two inside your actual file: your numbers, your seller, your exit. $149. Not for a conversation. For the work.

Let me be honest about why I'm drawing that line in public, because it isn't really about money. I have a bad habit. A fifteen-minute call becomes an hour, and somewhere in there I stop answering a question and start doing the work, and I've done that for years without ever saying so.

Two things so nobody has to wonder. I don't sell mentorship. No course, no program, no $30,000 package, and there never will be. And I'm not going to nickel you for a question. I got help when I was starting and it mattered. That part stays free, permanently.

Found a deal but not sure how to close it?

You found the deal, but you don't know how to get it to the finish line. You need someone who actually does that. Reach out. This is what I do, and I do it all the time. You bring the deal, and I help you get it to closing with the real numbers: the offer, cash or terms, and the conversations with the seller or the agent, right there with you until it closes.

Two things before you reach out:

The seller is motivated. A name and an address on a list is a lead. A deal is a seller who actually wants to sell and has a reason to: a move, a job, an inheritance, a house that needs too much work. Everyone's reason is different, but there has to be one.

You've already talked with the seller or the agent. Please don't send me a link unless you've already had a conversation with them.

If you have both, we usually do it as a JV. I take a piece of the outcome, not a fee, so I only get paid if the deal closes. And if the property fits my buy box, I might buy the deal myself.

Need the money to close it?

If your deal needs short-term money to get to closing, I can bring these four kinds of funding.

01

Transactional funding

Short-term money for one deal you already have under contract to resell. The funding pays the purchase, and your end buyer's money pays it back at closing, usually within 24 hours. The deal is underwritten, not your credit, so there is no credit check and no interest rate.

02

Double close funding

You buy from the seller and sell to your end buyer on the same day, with two contracts and two closings. The funding covers the first closing, so you bring no cash and your spread stays off the other side's paperwork. Starts at 1.5% of the amount funded, taken from your spread at closing.

03

Earnest money (EMD) funding

Your earnest money deposit is wired straight to the title company, up to $100,000, so your own cash isn't tied up in escrow. You need a signed contract. If the deal doesn't close, the deposit goes back and the up-front fee is your only cost.

04

Stack method funding

A new first loan, usually a DSCR loan, plus a seller carry note in second position. The funding covers the gap on closing day (down payment, closing costs, fees) and is repaid from the seller carry. It starts you with little equity, so it fits experienced investors, not a first deal.

Fees and terms depend on the deal.

What I'm actively buying

So you know what you'd be funding. North Carolina (Charlotte metro) is the primary market. Florida and Arizona are secondary and narrower.

The other thing I do

Your business deserves its own front door.

I've been investing since 2021. The biggest thing I've learned isn't about the numbers. Agents and sellers don't choose you because you brought the highest offer. They choose you for how you communicate, what you deliver, and whether you're a real person. That's where my reputation comes from.

On a subject-to deal, I asked the seller why she chose us. She said, “Because you were real. I was looking at your social media.” That's why I sit down with business owners. What people find when they look you up decides whether they trust you.

01

A site in your name

Not a brokerage page, not a template. When you hand an agent your card, they won't remember everything you said. They'll remember what they find when they look you up. A site that shows who you really are and what you buy builds credibility faster than any pitch, and it goes wherever you go.

02

Tools that work for you

Calculators, a buy box, a deal intake form. The same kind I built for this site, shaped around how you run your numbers. The spreadsheet you open every week, rebuilt as a tool that works on any phone.

03

Tell Me™ and a pocket

Sellers and partners can talk to you instead of typing, and the message lands in your inbox with the full transcript. A pocket is a one-page digital card on your phone that tells your story when you meet someone.

04

The Owner Session

For when you're already doing the work but can't see the next step. Ninety minutes on the business you've built, and a written summary back within three days: what comes next, and in what order. $347, and it counts toward a website if you build within 30 days.

05 · Ready-made

A two-page investor site, $497

For when an agent asks where your website is and you don't have one yet. A front page with your photo, who you are and how to reach you, and a buy box page with the areas, prices and property types you buy, and the ones you won't. You fill out one short form, I build it on the same layout I use for my own, and you get one round of changes. Want a pocket card to go with it? It's your digital business card, linked to your site, so you can hand it to agents and sellers from your phone. Add it for $97.

Collaboration over competition.

This business is full of people who treat every other investor as a threat. Guard the deal, guard the seller, guard the contractor, guard the lender. I've never understood it.

If you buy in my market, I'd rather know you than avoid you. I've handed deals to people who could do more with them than I could. I've made introductions with nothing in it for me and never mentioned it again. I've told someone their structure was better than mine and helped them run it.

Not because I'm noble about it. Because the bottleneck in this business was never other investors. It's finding people you can actually trust with a seller who's frightened, a contractor who's honest, an attorney who's done this before. Every person I know who's genuinely good at this got there by being the kind of person other people wanted to work with, not by hoarding.

So if we're supposed to be competitors: come say hello anyway. Worst case, we know each other. Best case, you have what I need and I have what you need, and neither of us knew it until we spoke.

How I'd rather lose your business than your money.

I run the whole number. Lender fees, cost of borrowing, how long we hold, both closings, commissions, insurance. Most people never add it all up. You make the money at the buy, not the sell.

I'll tell you no. Fast, and to your face, and about my own deals. The most useful thing I can do for a capital partner is kill a deal before it costs them.

Want me to run yours? Before you send an offer, we go through your numbers together, line by line: price, ARV, rehab, holding and exit. One hour, $149, and you leave with GO, TIGHT or PASS before you commit a dollar.
