A lot of Charlotte owners are in the same spot: the bookings slowed, the nightly rate dropped, and the cleaning never did. You have more choices than “keep losing money” or “sell at a loss.” The first step is knowing what your house is really worth, and why it may not be what the income suggests.

Why your income doesn’t set your price

Your booking calendar isn’t part of their appraisal. The bank values your house like any other house on the street, so a family buying it to live in pays about what the neighbors’ homes sold for.

An Airbnb investor pays on proven profit

They’ll ask for 12 months of payouts and every cost, and they pay for today’s numbers, not your best year. In Charlotte, nightly rates have come down over the past year, so today’s numbers are usually lower than the ones the price was based on.

A slowing business doesn’t sell at its peak price

Price it on your best year’s income and it sits. And a listing that sits gets cheaper every month, while you keep paying for it.

Find your real number first

Before you set a price or pick a path, get these four numbers. One evening with your statements.

1. What actually hit your bank
Add up the last 12 months of payouts, after the platform’s fees. Not the booking totals, the deposits.
2. Every cost, including the small ones
Mortgage, taxes, insurance, utilities, internet, streaming, cleaning you pay for, supplies, repairs, replacing what guests break, and a manager if you have one.
3. Your break-even
How many nights a month do you need booked just to cover it all? Compare that to your slowest months, not your best.
4. The other two numbers
What it would rent for on a regular lease, and what it would sell for today as a house. Now you can compare all three honestly.

Why so many Charlotte owners are tired

Many Charlotte Airbnbs were bought around 2021, when bookings were strong and the plan looked simple. Then came the part nobody put in the spreadsheet: the cleaning, the turnovers, the messages at midnight, the repairs between guests.

And Charlotte isn’t a vacation destination like a beach or a national park. Most of the demand here is business travel and events, so there are strong weekends and slow stretches. October is usually the best month and February the slowest. Over the past year, the number of active Airbnb listings in Charlotte dropped about 14%. A lot of owners are already getting out.

If that’s you, it isn’t a failure. The market changed. The question now is what the house should be next.

Your three options

Keep it and run it differently, sell it outright, or sell it on terms and get your price. They serve different needs.

Option One

Keep it, and run it differently

Rent it by the room, furnished for 30 days or more to traveling nurses and people on work assignments, or on a regular lease. Fewer turnovers, less cleaning, steadier income. Check your HOA rules and your loan first.

Option Two

List it, or sell it for cash

An agent can list it to buyers and investors at a price based on the real numbers. Or a cash buyer takes it as it is, furniture and all, on a date you pick, usually for somewhat less than a full listing.

Option Three

Sell it on terms, and get your price

A buyer can take over your low-rate loan, or, if the house is paid off, you can finance the sale yourself and be the bank. You get money down, then monthly payments. The longer you’re willing to be paid, the higher the price can go. You stop running an Airbnb and still get paid.

Questions Airbnb owners ask

Can I just switch to monthly renters? Often, yes. Furnished stays of 30 days or more usually mean fewer turnovers and less wear. You’ll be competing with other furnished rentals in Charlotte, so price it against them, and check that your HOA and your insurance allow it.

Will a buyer pay more because it earns money? Only an investor who plans to keep running it, and only on proven profit after every cost. A family buying it to live in won’t pay extra for the bookings.

Should I sell it furnished? Furniture rarely adds much to the price. Including it can make the sale easier, especially to an investor who wants to keep renting it. Decide based on convenience, not on getting your money back for it.

Is Charlotte going to ban Airbnbs? Charlotte doesn’t require a short-term rental permit today. A 2022 North Carolina court ruling limits cities from requiring rental registration, and Charlotte dropped its draft rules that year. But an HOA can ban them on its own, so read yours.

What about taxes when I sell? If you took depreciation on the property, part of it can be taxed when you sell. Talk to a CPA before you pick a path. It’s a short conversation that can change which option makes sense.
