Should I sell my house before or after
the November 3 property tax vote?

Seller questions › Selling before or after the tax vote
For most homeowners, the vote shouldn’t decide when you sell.

What matters is where you’re going next. Amendment 3 is on the Florida ballot on November 3. Here’s what it does, what it doesn’t touch, and the few places where timing matters. Your Save Our Homes savings still go with you either way.

The short version

What it does.
It raises the homestead exemption on your city and county taxes to $150,000 in 2027 and $250,000 in 2028. School taxes don’t change.
It only happens if 60% of voters say yes.
If it falls short, nothing changes.
Selling and buying again in Florida?
You can still carry up to $500,000 of your Save Our Homes savings to your next home. The amendment doesn’t change that.
Selling and leaving Florida?
The vote doesn’t change what you walk away with.
Rentals and second homes.
The yearly limit on how fast their taxable value can rise would drop from 10% to 5%, on city and county taxes.

What’s actually on the ballot

Amendment 3 changes the homestead exemption, the part of your home’s value that isn’t taxed.

Today. Up to $51,411 of a homestead’s value is exempt. Only $25,000 of that counts against school taxes.

If it passes. Starting January 1, 2027, the exemption on city, county and other non-school taxes goes up to $150,000. In 2028 it goes to $250,000, and after that it rises with inflation. The first tax bills to show it would be the November 2027 bills.

School taxes stay the same. Only the first $25,000 stays exempt from school taxes, same as today. So most homeowners still pay school taxes.

New Florida residents. Anyone who is a Florida resident by December 31, 2026 gets the bigger exemption when they qualify, even if they buy later. Someone who becomes a resident on or after January 1, 2027 starts at $50,000 and gets the bigger amount after four years of homestead, starting in the fifth year.

It needs 60%. Changes to Florida’s constitution need at least 60% of the vote. If it doesn’t get there, today’s rules stay.

If you’re selling and buying another home in Florida

This is most of the people I talk with: moving closer to family, downsizing, or moving across town.

Here’s the part people worry about for nothing. Your Save Our Homes savings, the gap between what your house is worth and what it’s taxed on, can move with you to your next Florida homestead. Up to $500,000 of it, as long as you set up the new homestead within three tax years. You apply for it when you file homestead on the new house. The amendment doesn’t change any of that.

And if you’re a Florida resident by December 31, 2026, your next homestead gets the bigger exemption too if it passes, whenever you buy.

So for you, the vote isn’t a reason to rush or a reason to wait. Sell when the house, the price and your next move line up.

If you’re selling and leaving Florida

The vote doesn’t change your sale. Your exemption ends when the house is sold, whether it passes or not. What you walk away with depends on your price, your payoff and the cost of selling, same as before.

If you own a rental or a second home

There’s no homestead exemption on these, so the exemption change doesn’t apply to them. What changes is the limit on increases. Today the taxable value of a property like this can go up as much as 10% a year on city and county taxes. If it passes, that limit drops to 5%. School taxes on these still follow market value.

For whoever buys your rental, that means slower increases on part of the tax bill. For you as the seller, it doesn’t change the math of selling today.

What about buyers?

The one rule that touches buyers is the residency date. Someone who is a Florida resident by December 31, 2026 gets the bigger exemption on the home they buy. Someone who moves here after that starts at $50,000 and waits until the fifth year. And all of it only matters if the amendment passes.

If someone tells you to sell before the vote

Nobody knows how the vote will go, and it needs 60% to pass. “Sell now, before the vote” is pressure, not advice.

Your price, your payoff and where you’re going next decide whether now is the time. None of those change on November 3.

How this works in Flagler County

Your homestead exemption, your Save Our Homes savings and your portability are handled by the Flagler County Property Appraiser. That office can tell you your exact numbers.

The tax rates are set every year by the county, your city and the school board. So what you’d actually save also depends on the rates they set.

For the ballot itself, the Flagler County Supervisor of Elections has the 2026 General Election information.

Still have questions? Just ask.

I buy houses. I’d rather you know how this works before you talk to anyone, me included. If the vote has you wondering whether to list now or wait, the answer usually comes from your own numbers, not the ballot. And if you want to talk it through, there’s no contract in a phone call. Nothing to sign, nothing to agree to.
